The Trend Towards Smaller Homes and Other Living Downsizing Options

Real Simple explains that the latest home trend is called “simple sizing,” which emphasizes more basic floor plans and minimalistic square footage. Gone are the days of the McMansions and extravagant layouts. Today’s homeowners want a less complicated home. 


For seniors ready to downsize, this trend may provide more opportunities for smaller home designs that offer less maintenance and stress. 


However, the idea of downsizing and selling a family home in favor of a smaller residence does not always lead to feelings of warmth and happiness. While some seniors are excited to downsize and move to a smaller home with less upkeep, others cherish their forever home and the memories it holds. Adult children need to consider multiple options for parents; seniors need to feel comfortable in any new home, and they should take an active role in this journey.


While a smaller house or an apartment/condo is an obvious downsizing choice, seniors also may relocate based on medical or lifestyle needs. Other downsizing options include:

Homes in these communities are real estate transactions; 55+ Apartment complexes stipulate that residents must be 55 or above. These complexes offer an easy lifestyle with no upkeep of the property and a community of similar-aged individuals.


Retirement Community Options


Some seniors prefer to live in a community that provides meals, transportation to doctors and outings, scheduled activities as well as other amenities such as swimming pools, fitness centers, etc. 


North Carolina offers many choices for seniors who want to retire to a senior-focused community where help is available when needed. It’s important for seniors to understand their budget, as these properties can soar in price depending on amenities and the location. 


Retirement communities include one or all of the following: 

  • Independent Living - for senior adults who are able to function independently, taking their own medications, and not typically needing assistance. 

  • Assisted Living - these communities focus on providing older adults with the assistance they need for the activities of daily living (ADL), transportation, medication management, and basic medical needs. Assisted living communities range in price, but the average monthly cost hovers around $5,900 in North Carolina. Location impacts cost, and some areas may be much higher than others. 

  • Memory Care - for those individuals with Alzheimer's or Dementia who can no longer keep themselves safe. 

  • Skilled Nursing Care - for seniors with complicated healthcare needs.

Seniors with complicated healthcare needs benefit from nursing homes; however, monthly prices can vary considerably.
